Background
The Ritz-Carlton Club, St. Thomas, is a luxury resort situated along an enchanting coast. The property consists of:
- 180+ Rooms
- Four Restaurants
- Tennis Courts
- Spa and Fitness Center
- Garden Facilities
- Infinity and Family Pools
- Club Lounge
KMI provided Project and Construction Management services throughout all phases of the project lifecycle for multiple construction projects at the Ritz-Carlton in St. Thomas, USVI. The overall project was completed in four phases, including the renovation of the existing hotel building, the expansion of two new hotel buildings, and a completely new resort.

Challenge
The project was the first development of the Ritz-Carlton Club concept worldwide. This required extensive collaboration between the then autonomous Ritz-Carlton Hotel Company and the then Marriott Vacation Club to develop the Ritz-Carlton Club.
To maximize tax credits to the Owner they were required to maximize the use of local Contractors. Many of these Contractors required extensive oversight and collaborative management.
Further, Environmental impacts from undergoing construction were a major concern for the community. The sensitive topographical variations of the site and delicate seashore had to be considered with all activities involved.
KMI coordinated with the United States Army Corps of Engineers, Jacksonville District, and local authorities (Coastal Zone Management [CZM]) to ensure that there would not be any negative impact to the environment during construction. We also included the environment accounts in the management plan.
Solution
KMI worked extensively with both entities (Ritz Carlton Hotel Company and Marriott Vacation Club) in the development of the concept and making it applicable to the Caribbean region.
KMI put together an experienced team that managed multiple trade contractors versus a large General Contractor to maximize the local participation and gain the Owner substantial tax credit savings as well as to manage the risks of this offshore project. To adhere to the critical environmental required KMI was required to maintain close coordination with the USVI Coastal Zone Management and the US Army Corps of Engineers.
Over the course of five years, KMI successfully provided programming, design management, value engineering, procurement, construction management, and post construction phase services from project conception to heads-on-beds to meet their clients’ deadlines.
